Renting your home can be stressful, but we are here to help! Our experienced staff will walk you through all of the steps needed before new tenants move into your home, and will recommend any items that need to be repaired or replaced. From preparing your home for advertising, to coordinating move-in repairs, our office will help guide you each step of the way until we successfully rent your home.

We highly recommend that you have your home and carpets professionally cleaned. While not a requirement, having your home professionally cleaned helps ensure that your new tenants move into a clean and inviting home. By professionally cleaning your home and carpets, we can also require tenants to provide the same level of cleaning before they move out of your home at the end of their lease.

After taking professional advertising photos and a virtual tour of your home, our office will create an attractive and competitive rental listing to help your home stand out from the rest. We ensure that your home is listed on all of the major rental websites, including Zillow, Truilla, HotPads, and more! With your home listed on over 60 websites, we ensure your home receives the attention it deserves. Once your home is listed for rent, you will work with a dedicated leasing agent to review the leads and applications for your home until you find the perfect applicant.

We track each and every call that comes into our office, helping us to monitor the interest in your home and to follow up on leads. Once an applicant applies for your home, our office will begin to process the application and verify the applicant information. Along with collecting basic information about the applicant, we also:

  • Run credit reports
  • Run eviction and criminal background checks
  • Verify employment
  • Contact previous landlord for a landlord verification
  • Collect past two months of pay stubs and bank statements
  • And more!

We work to ensure that you receive only the highest quality applicants, and you are able to review each applicant in depth with our leasing staff before making a final decision.

Once you approve a set of applicants, our office will draft up lease documents and schedule the move in with the tenants. On the day of the move in, one of our agents will meet with your new tenants and walk the property with them. During this move in walkthrough, we take detailed notes and photos to document the condition of the home and you will receive a copy of the inspection for your review.

On Time! We pay our clients on the 1st of the month, with payments typically arriving in your account between the 3rd and 5th. We take the stress out of not knowing when you will receive your rental proceeds, and ensure you are paid on time every month (some restrictions apply, click here {LINK TO FEE PAGE} for more info).

All of our tenants have access to an online tenant portal, where they can submit a work order request 24/7. Once our office receives a repair request, we will walk the tenants through applicable troubleshooting steps and ensure the issue cannot be easily solved or is a tenant responsibility. From there, you will be notified of the request and our office will work to either complete the repair with one of our preferred vendors or coordinate a repair estimate for your review (depending on your preference). You are kept updated throughout the entire process, and receive copies of all invoices once the work is completed.

We can handle it! Our after hours emergency answering service is available at any time to take and respond to emergency calls. Emergencies are routed to one of our on call managers, who will assess and work to resolve the situation.

About 45-60 days before a tenant’s lease expires, our office begins researching the current market rents for your home. You are then contacted by our office with recommendations for pricing and renewal terms, which you can discuss with a dedicated leasing agent. We help ensure that your home is kept at a competitive rate, while still working to maintain long term tenants for your home.

Absolutely! Each month you will receive a “Rental Owner Statement” which will summarize all of the income and expenses for your property. You can also view copies of any invoices as well as run detailed financial reports to keep an eye on how your property is performing.

Each client will have access to their own personal owner portal where they can find copies of lease agreements, invoices, and more!

If you choose not to renew your tenant’s lease, or the tenants chose to move, our office will work to coordinate the move out. From pre-move out inspections, to move out instructions, our office ensures that the tenants leave your home in great condition. After the tenant’s move out, we complete a thorough move out inspection and provide you with a copy. Beside receiving the inspection, we also provide our recommendations of any repairs needed and a list of any noted tenant damages. After reviewing the move out inspection with you, we work to coordinate any repairs needed before the home is re-rented. From start to finish, our experienced team members are ready to ensure your home is well cared for.

Each January, we provide you with both a year end statement and a 1099-MISC form. The 1099-MISC form will document all of the rents received for your property, while your year end statement will summarize all of the expenses for your home. Both of these documents will help make tax preparation a breeze!
