Property Management Fees

Our property management fee structure is as easy as 1-2-3. While our basic property management services cover almost everything to do with your rental, we also offer additional services and protection for your peace of mind.

Eviction Cost Coverage

$30per month
  • For an addition $30/month, we will cover any and all court and attorney fees incurred by an eviction. Besides paying for all legal fees, we also help coordinate the eviction process for you. Legal postings, court appearances, and tenant communications are all handled by our office.

Property Inspections

$30per month
  • For an additional $30/month, we have our agents inspect your property every six months. Our agents check for any repairs that may have gone unreported and assess the overall condition of the home. You receive a detailed report after each inspection and photos of any noted issues.

Eviction Cost Coverage

$15per month
  • For an addition $15/month, we will cover any and all court and attorney fees incurred by an eviciton. Besides paying for all legal fees, we also help coordinate the eviction process for you. Legal postings, court appearances, and tenant communications are all handled by our office.

Property Inspections

$15per month
  • For an additional $15/month, we have our agents inspect your property every six months. Our agents check for any repairs that may have gone unreported and assess the overall condition of the home. You recieve a detailed report after each inspection and photos of any noted issues.

* $100 per month for first 12 months of management only, $130 per month thereafter

† A 5% mark-up is added to all vendor invoices coordinated through our office

**Advance payment of rent proceeds begins after the first month a tenant move into, and ends a month before tenants vacate, the property. Advanced payments continue unless the tenant falls more than 30 days behind on rent. In this case, rent proceeds are dispersed when rent is received. Advanced payment of rent resumes after tenant has become current on rent for 30 days.

Lease Renewals / Rent Increases

We coordinate and prepare lease renewals and rent increases free of charge. More than that, we also perform a market analysis each time your tenant's lease is up for renewal and recommend any rent increases that may be needed. Legal Postings / Notices

California tenancy laws can be complicated. We help by posting any required legal postings and notices to the tenants free of charge. We are also members of the California Association of Realtors (CAR), meaning that we stay up to date on tenancy laws and guidelines.

Rent Collection

With options to pay in person, by mail, and online, we offer more ways for our tenants to pay. Each time a tenant submits payment, we generate a receipt to ensure accurate records and transparency. Tenants are also given online access to their ledgers, allowing them to see any and all charges placed on their accounts.
