Property Management Fees
Our property management fee structure is as easy as 1-2-3. While our basic property management services cover almost everything to do with your rental, we also offer additional services and protection for your peace of mind.

Our monthly management fees start at just $130/month* and includes:

While our base management fee covers most day-to-day needs, we are also happy to offer the following options that you can add to your management fee for an additional fee.
Eviction Cost Coverage
- For an additional $30/month, we will cover any and all court and attorney fees incurred by an eviction. Besides paying for all legal fees, we also help coordinate the eviction process for you. Legal postings, court appearances, and tenant communications are all handled by our office.
1st of Month Rent Distributions
- Rents will be distributed on the 1st of the month, even if the tenant has not yet paid rent!
- We take the stress out of not knowing when your tenant will pay rent, providing consistent payments sent out on the 1st of the month.

Property Inspections
- For an additional $30/month, we have our agents inspect your property every six months. Our agents check for any repairs that may have gone unreported and assess the overall condition of the home. You receive a detailed report after each inspection and photos of any noted issues.
Property Management
- Our property management services are offered for only $130 a month. Our services include:
- 1st of the month rent proceeds *
- Repair Coordination
- Real Time Financial Statements
- Lease Renewals/Extenstions
- Any legal postings to tenants
- Rent Collection

- For an addition $15/month, we will cover any and all court and attorney fees incurred by an eviciton. Besides paying for all legal fees, we also help coordinate the eviction process for you. Legal postings, court appearances, and tenant communications are all handled by our office.

- For an additional $15/month, we have our agents inspect your property every six months. Our agents check for any repairs that may have gone unreported and assess the overall condition of the home. You recieve a detailed report after each inspection and photos of any noted issues.
*For first 12 months of management, $160/month thereafter
† A 5% mark-up is added to all vendor invoices coordinated through our office
**Advance payment of rent proceeds begins after the first month a tenant move into, and ends a month before tenants vacate, the property. Advanced payments continue unless the tenant falls more than 30 days behind on rent. In this case, rent proceeds are dispersed when rent is received. Advanced payment of rent resumes after tenant has become current on rent for 30 days.

We handle and coordinate any and all of the repairs for you properties at no additional charge. Tenants can always reach us, even after hours, meaning that small repair issues don't have the chance to develop into large repairs. We have developed relationships with our vendors over many years, meaning that we can keep repair costs lower than you might find elsewhere.
Powerful Financial Reports
Keep a close eye on your property's financial health with access to 24/7 financial reports on your owner portal. We also upload copies of all invoices charged to your property for your review, and you receive monthly reports summarizing your property's cash flow. View income, expenses, trends, and much more at any time.
Lease Renewals / Rent Increases
We coordinate and prepare lease renewals and rent increases free of charge. More than that, we also perform a market analysis each time your tenant's lease is up for renewal and recommend any rent increases that may be needed. This helps keep your property competitive with the markets and helps maximize your returns.
Legal Postings / Notices
California tenancy laws can be complicated. We help by posting any required legal postings and notices to the tenants free of charge. We are also members of the California Association of Realtors (CAR), meaning that we stay up to date on tenancy laws and guidelines.
Rent Collection
With options to pay in person, by mail, and online, we offer more ways for our tenants to pay. Each time a tenant submits payment, we generate a receipt to ensure accurate records and transparency. Tenants are also given online access to their ledgers, allowing them to see any and all charges placed on their accounts.

Beside advertising your home, we also cover all costs to screen your applicants, ensuring that your new tenant treats your property right. We come to your home and perform a market analysis. This ensures we market your home at a competitive rate, maximizing interest while also maximizing your profits.
More and more people are turning to the internet to find their next rental home. We make sure your home is as visible as possible by posting to all major rental websites, including sites such as the MLS and Zillow.
To help speed along the leasing process, we offer a leasing commission to outside agents. This helps entice agents to show your property to their clients and reach the largest audience possible.
The market speaks, if you know how to listen. We monitor all calls and emails inquiring about your property. This helps gauge the markets reaction to your listing and allows us to adjust the price as needed.

Once the perfect applicant is approved, our agents complete a thorough move in inspection. Photos documenting the condition of the home are taken and stored for later reference.
